REFURBISHMENT PROGRAM

July 15th, 2008

Phase two of refurbishment underway.

We are proud to announce the 2nd phase of the Club Cala refurbishment. We will begin the refurbishment in April of 08 and it will include the following projects:

  • A new chiller system
  • Replastering of the swimming pools
  • A new electrical generator plant
  • The completion of the roof repairs
  • The resurfacing of the parking lot

To all Members and Guests of Club Cala de Palmas - with the completion of the parking lot resurfacing project all Rules and Regulations regarding parking at the resort will now strictly be enforced. Please note the following:

  • There is only 1 vehicle per villa allowed on the Club Cala property at any giving time.
  • All vehicles must be registered at the front desk at the time of check in.
  • The pass that you are provided at check in, must be displayed on your dash board at all time during your registration at Club Cala as you will need this to re-enter into Palmas del Mar.
  • At no time are you allowed to park on any of the side roads outside of Club Cala for any amount of time.
  • You must have a handicap tag posted in order to parking the lower level designated Handicap area.
  • At no time are you allowed to perform any mechanical work on your vehicle while on the property of Club Cala.
  • Please do not use the Club Cala guest or pool towels to clean your vehicle.
  • Do not leave valuable items in plain view of you vehicle, as Club Cala, ResortCom and Royal Holiday are not responsible for missing or damage items in or to your vehicle.

If you are concerned about loosing a great parking space after you have arrived please be advised that you can arrange to have a Golf Cart reserved and ready for you when you first arrive at Club Cala. These Golf Carts are a great way of getting around the Palmas community and allow for easy parking throughout many facilities. We have completed our great refurbishment project!

We have successfully finished the Club Cala renovation! The lobby is entirely new, boasts spacious areas and modern furniture; all units underwent a comprehensive refurbishing process, the pool was reconditioned and the deck was extended towards the pool.

The refurbishment project was quite extensive with major changes noticeable in the lobby and units such as:

  • New roof
  • Relocation of main access
  • Installation of new tile
  • Renovation of Front Desk, backup office, and general manager's office
  • New furniture
  • False ceiling, new lighting
  • Wooden deck
  • New windows, doors
  • Handrails
  • Air conditioning

Lobby

  • The new interior and exterior lobby floors are installed
  • Lighting installation is completed
  • Glass doors and windows were installed
  • Air conditioning is functioning
  • All offices were painted
  • Wooden roof and beams received an oil treatment

Final details

  • Outside areas to be painted
  • Installation of handrails for the stairs and lobby area

  • Awaiting arrival of shipment of new furniture

  • Ground process was completed last week

The remodeling of Club Cala is going at full speed and according to schedule. We want to ensure that you are informed of the latest details:

Lobby

  • The roof tiles have already been installed on the new wood structure
  • Floor tiles were installed inside the 3 offices for: Front Desk, Operations and General Manager
  • Installation of the phone and electrical lines from PBX to the Front Desk is completed
  • Air conditioning in the main lobby area was installed
  • New circular columns were erected
  • Plastering of all walls is finished and painting has started
  • Two steel beams in the roof of the Sales Office were placed for structure and to support the air conditioning condensers
  • The installation of floor tile in the main lobby area was initiated

Work programmed for this week:

  • Complete the installation of the floor tile in the main lobby area
  • Begin installing the floor tile in the main entry area and stairs
  • Install the windows
  • Complete installation of the air conditioning
  • Paint the offices
  • Finish the installation of electrical and telephone cables
  • Commence installing wooden handrails for the stairs and lobby area

Electrical ground

To date, we have completed installation in 102 units. The last two units will be finished by the end of this week.

All units have had the following completed:

  • New appliances
  • Fresh paint
  • New window drapes, new sheers
  • New window hardware
  • New bedspreads, bed skirts, bed frames and mattresses

In addition we have 70 units completed with:

  • New furniture (except dining and living room chairs)
  • New artwork
  • Existing furniture determined to be in excellent condition, returned to units
  • New lamps and new shades

August 17, 2006

Work on the lobby is advancing well with the new roof and sidewalk gardens completed. Next week: installation of the new floor begins, the office interiors will be finished; and the receptionist bar, access lighting, doors and new windows will also be installed.

The villas are all painted, and have been furnished with new floors, new beds and appliances (including refrigerators, microwave ovens, stoves, dishwashers, etc.).

Wire installation of 54 villas have been improved and this will continue with 6 villas to be completed each week.


August 3, 2006

The lobby is beginning to take shape, with the completion of the following work projects:

In the Access areas:

  • Circulation for the access and the main staircase are in place
  • Two walls were added as well as a 15 cm high sidewalk
  • The walls of the stairs have been smoothened out

Inside the lobby:

  • Coverings, railings, vegetation and existing structures have been dismantled
  • The floor base has been poured in preparation for the new floor
  • New electrical installations to provide service to Avis and to the Concierge are completed
  • Telephone line ducts have been installed for the new offices
  • Office walls have been torn down for the new access
  • The existing gardens have been removed in order to begin the new deck extending towards the pool
  • Set up has begun for the wooden structures and concrete columns for the pool
  • The divisions for the new offices are finished
  • Waterproofing has been completed on the roofs of villas: 934, 935, 936, 937, 1027 and 1041 as of July
  • 64 villas including those of Harbour Side have received their final coats of paint, floors, appliances (including refrigerators, microwave ovens, stoves, dishwashers, etc.), beds, new doors and bathrooms. These villas will be furnished and ready for occupation by September in accordance with the program schedule

May 5, 2006

We have already started the units' floor replacement and wall painting.

The replacement of tile and wall painting of the poolside units is underway. According to the project plan ten units per week will be completed. Once we start working on the Harbourside units the turnaround will take a more days because of the size, but this has been taken into consideration to complete this part of the renovation on time.

ARB (Architecture Review Board o Palmas del Mar) has given its approval to the construction of the resort's new lobby and we will start working on it immediately.

We are pleased to inform to our members that all tasks are on time, and we should finish by September according to the schedule.

Model unit is ready!

Remodeling works on model unit are over, we invite you to visit it, discover the changes we have made and the new look that will be basis for all the units, which will be under renovation as of April 17, delivering 8 units per week.

Besides, we have checked the communications wire system and placed a new phone in each unit, as part of the renovation of the telephone network.

At long last, the renovation of Club Cala is now underway! The first step, in a three step process, is to build a model that will be duplicated in every unit throughout the resort. The primary model for Club Cala will be Unit 930, a two bedroom villa located at the Dolphin Pool area. This location was selected for it’s central location to the primary amenities of the resort, and its easy accessibly for owners to visit while arriving, departing, or using the facilities. The model unit will represent as exactly as possible (taking into consideration the many different floor plans at the resort) the final unit product of the refurbishment. The only difference will be the cabinets, as we found major leaks (no surprise there!) in the wall of unit 930 which required us to completely replace the old cabinets, which were in a condition of decay.

Some of our owners have commented that we have built several models previously, and then for some reason, the renovation never gets started. Well, we can assure you, that THIS renovation WILL take place! The primary reason for the development of a model is to allow the interior designers to make sure that all of the products they have selected for the project will in fact, fit. As well, a model gives the interior design company an opportunity to determine if the “Look and Feel” of the units are going to be the same as originally designed on the “Drawing Board”. Third, a model allows the owners of the resort to understand in precise detail the estimated detail involved in projecting the costs of all of the items in the model, by 104 other units. This way, we can stay on budget, and we will have anticipated any overruns in either production or construction, before they become surprises, which will allow us to finish the project on time, and on budget. Last, a model give the management company an opportunity to show the projected finished product to you, so you know what to expect, and to be in a position to see how everything works from a functional and operational perspective.

The second step, and one which will more than likely go on behind the scenes, is the improvement to all of the defective Mechanical, Electrical and Plumbing of Club Cala. It is no secret that the resort has been allowed to become very tired, with many items either working poorly or being inoperative altogether. This part of the overall renovation is devoted to this work. In all, there is an estimated $800,000 in deferred maintenance which will be addressed by this step. Plus, there will still be major maintenance work taking place for 2007, which will be more of an ongoing nature, geared towards keeping the resort in top condition through the years.

The third step of the project will be the expansion of the current lobby and registration area, in which we will enlarge the current facility, redesign the space so that it is cooler, and more inviting, and which will eliminate the massive lines on arrival and departure days at the resort! On top of this, the new lobby and reception area will have pleasant and inviting spaces to relax, visit with old friends, or to make travel plans, rent a car, and think about all of the great things you can do while on vacation at Club Cala.

We sincerely appreciate your patience, and hope that you will forgive our “dust” during this period of time, while we bring your resort back up to an acceptable quality standard. We will do everything in our power, to minimize any noise or inconvenience to you during your vacation. And we are certain that you will greatly enjoy the results!

  • Bathrooms: Curtains, shower rings and T-bar ceiling panels
  • Bedrooms: King, queen & twin headboards and bedspreads
  • Dining Area: Dining chairs and seats pads
  • Living Area: Queen sofa sleepers, floor lamps, table and top lamps
  • Kitchens: Refrigerator, microwave and dishwasher
  • Units: Door casings, wall paint, furnishings and window coverings
